GFDA全球未來設計獎創(chuàng)立于2016年,由知名建筑媒體Architecture Press Release (ARP)發(fā)起,旨在表彰建筑、室內(nèi)、產(chǎn)品等廣泛領域的卓越設計作品。該獎項關注新的技術、材料、美學及空間布局在設計中的運用,以及全球化、靈活性、可適應性和數(shù)字化變革方面的有關研究,是一個探討建筑與自然、社區(qū)和城市之間關系的重要平臺。歷屆獲獎項目有來自Foster+Partners, SOM, AECOM, Chapman Taylor, IDOM等國際頂尖建筑事務所。

在當前商業(yè)同質化加劇、招商承壓的背景下,利君未來綜合體打破傳統(tǒng)以品類聚集的邏輯,轉向以“調(diào)性匹配”、“體驗及私有化率”為核心,打造了一個既承載開發(fā)商情懷、實現(xiàn)資產(chǎn)價值,又賦予業(yè)主稀缺性與高溢價,且為受眾提供獨特記憶與高性價比體驗的定制化互利平臺 。項目構建了一個強大的 “調(diào)性引力場” ,通過敘事性空間精準匹配業(yè)態(tài):為旗艦店打造目的地型形象空間,為高客單價商業(yè)拓展自然庭院,為活力品牌提供靈活可變的IP化模塊,為常規(guī)商業(yè)營造主題街區(qū)以實現(xiàn)空間溢價。項目旨在從“空間房東”蛻變?yōu)?“價值共創(chuàng)平臺” ,以兼具記憶傳播性、稀缺性、靈活性、成本可控的高品質體驗。






一、規(guī)劃推演 Planning Rationale


利君未來綜合體項目位于西安市東西絲路文化軸,安定門以西土門商業(yè)區(qū),地塊周邊多為高層住宅,人口密度較大。項目總用地15畝,北側緊鄰現(xiàn)狀住宅,建筑輪廓受限于場地及住宅日照需求,建筑體量只能呈現(xiàn)西低東高的態(tài)勢。
LIJUN PLAZA is located on the east-west Silk Road cultural axis of Xi'an City, Tumen commercial area of west Anding Gateway. The surrounding area of the site is mostly high-rise residential buildings, with a relatively high population density. The project covers a total site area of 10,000㎡, with its northern side adjacent to existing residential communities. Due to site constraints and the need to meet sunlight requirements for the neighboring residences, the building massing is designed to step down in height from east to west.

建筑設計結合日照輪廓呈現(xiàn)出5個錯落有致的盒子,通過建筑退臺綠化和城市綠化有機結合,打造立體綠化生態(tài)系統(tǒng)。整體設計以“絲路之窗”為設計理念,盒子的東西面均有陽臺和露臺,為辦公和商業(yè)提供良好的室外活動空間,同時也為企業(yè)提供良好的商業(yè)展示面。
The architectural design, in combination with sunlight, presents five well-arranged boxes. Through the organic integration of terrace greening and urban greening, a three-dimensional green ecosystem is created. Based on the concept of "Silk Road Window", both east and west sides of the box have balconies and terraces, providing excellent outdoor activity spaces for offices and businesses, as well as good commercial display surfaces for enterprises.
三、低區(qū)商業(yè)

商業(yè)部分以空中市集為設計理念,打造西安城西土門商圈新地標,延續(xù)傳統(tǒng)市井氛圍,為城市注入更多精致煙火氣。商業(yè)運營上體現(xiàn)“ 24+12HR ”的設計理念,將傳統(tǒng)MALL和商業(yè)街區(qū)并存于一個商業(yè)體量中成為可能,一種是針對零售商場白天12小時的運行;另一種是針對商場周邊的居住區(qū),包括餐廳、酒吧、茶室等開放,倡導一種24小時全天候的生活方式。利君未來綜合體將商業(yè)、文化、社交融合在一起,多元化使用場景,增加集合店,模糊室內(nèi)外邊界感。
The commercial section is designed with the concept of an aerial market, creating a new landmark in the west of Xi 'an City. It continues the traditional atmosphere of marketplace and infuses the city with more refined and lively charm. The design makes it possible for traditional malls and commercial streets to coexist in a whole volume. One is for the 12-hour operation of retail malls during the daytime. Another bossiness type is for residential areas nearby, including restaurants, bars, tea houses, etc., advocating a 24-hour lifestyle. LIJUN PLAZA integrates commerce and social interaction, and its diversified usage scenarios blur the sense of boundary between indoor and outdoor spaces.
四、高區(qū)辦公
Retail Podium


辦公部分提供多種劃分可能,更結合體量提供大面積的室外露臺及陽臺,將綠色辦公理念引入設計當中。根據(jù)不同盒子的體量,將醫(yī)藥交易中心、酒店、利君總部辦公、高端辦公等功能分布于各個盒子之中。整體立面風格結合體量簡潔現(xiàn)代,以深色玻璃和白色豎向百葉作為基本設計元素,在窗口處采用彩釉玻璃結合夜景照明設計將絲路之窗的理念體現(xiàn)的淋漓盡致。
The office section offers multiple possibilities for space division and provides large outdoor terraces and balconies, introducing the concept of green office into the design. According to the size of different boxes, functions such as the pharmaceutical trading center, hotel, Lijun headquarters office, and high-end rental office are distributed within each box. The overall facade style is simple and modern in combination with the volume. Dark glass and white vertical blinds are used as the basic design elements. The concept of the Silk Road Window is vividly reflected by the use of colored glazed glass and lighting design at the window.
